Understanding Property Taxes Before You Buy
October is a month for clear decisions—not assumptions. The strongest real estate choices connect today’s needs with tomorrow’s financial and lifestyle goals.
Budget Beyond the Listing Price
Property taxes are a major part of the monthly cost of owning a home in Texas. Before you write an offer, review the property’s taxing jurisdictions, current assessed value, available exemptions, and the way your lender estimates escrow. A payment based only on principal and interest can create an incomplete affordability picture.
The Seller Tax Bill May Not Predict Yours
A seller may have exemptions, valuation limits, or a long ownership history that affects the current bill. After a sale, the future assessed value and tax obligation may change. Buyers should not assume that the seller’s current payment will remain their payment.
Compare the Complete Monthly Cost
Two similarly priced homes can carry different tax burdens because they sit in different cities, counties, school districts, utility districts, or special taxing areas. Ask your lender to model the full payment for each property you are seriously considering.
Know the Available Exemptions
Owner-occupants may be eligible for a homestead exemption, while some owners may qualify for additional exemptions. Requirements and deadlines matter, so confirm current information with the appropriate county appraisal district and tax offices rather than relying on an old listing or a general online estimate.
Make Taxes Part of the Offer Strategy
A strong buying decision considers price, taxes, insurance, condition, and financing together. I help buyers gather the property information they need and coordinate with their lender and tax professionals so the numbers are reviewed before—not after—the contract is signed.
