The Numbers Every Real Estate Investor Should Calculate

The Numbers Every Real Estate Investor Should Calculate

October 15, 2026•1 min read

October is a month for clear decisions—not assumptions. For investors and future homeowners, long-term success begins with understanding the property, the location, and the complete financial picture.

Purchase Cost Is Only the Beginning

The true investment includes the purchase price, closing costs, immediate repairs, financing expenses, and funds needed to make the property ready. Starting with an accurate all-in cost prevents a seemingly attractive deal from hiding a thin margin.

Estimate Income Conservatively

Use realistic market rent based on comparable properties—not the highest advertised rent in the area. Then account for vacancy, concessions, and other income only when it is supportable. Conservative projections make it easier to withstand a slower leasing period.

List Every Operating Expense

Include taxes, insurance, maintenance, management, association fees, utilities paid by the owner, landscaping, pest control, leasing costs, and reserves for major replacements. Net operating income is the income remaining after operating expenses and before financing costs.

Compare Returns and Cash Needs

Investors commonly review cash flow, capitalization rate, cash-on-cash return, and potential equity growth. Each metric answers a different question, so no single percentage tells the entire story. Also stress-test the property using higher expenses, lower rent, or additional vacancy.

Numbers Create Negotiating Discipline

When you know the property’s maximum price for your required return, you can negotiate without becoming attached to the deal. I can help you gather comparable sales, rental evidence, property history, and local market context; your lender and tax adviser can help verify financing and tax implications.
