Should You Sell Your Home or Keep It as a Rental
October is a month for clear decisions—not assumptions. The strongest real estate choices connect today’s needs with tomorrow’s financial and lifestyle goals.
Start With Your Real Goal
Keeping a home as a rental can build long-term wealth, but it is not automatically the best move. Decide whether you want monthly income, future appreciation potential, debt reduction, or a clean financial exit. Your goal determines which option deserves serious consideration.
Calculate Real Cash Flow
Do not compare rent only with the mortgage. Include taxes, insurance, association dues, management, repairs, vacancy, leasing costs, and a reserve for major systems. If the property produces little or negative cash flow, decide whether the long-term potential justifies the ongoing cost and risk.
Consider the Property and the Tenant Pool
A home with a practical layout, durable finishes, parking, and strong access to jobs or amenities may be easier to rent. A highly customized or maintenance-heavy property could require more management and narrower tenant demand.
Measure the Opportunity Cost
Selling may release equity that could fund another purchase, reduce debt, or diversify your investments. Keeping the home may preserve a low-rate loan or exposure to a location you believe in. Compare both paths using realistic assumptions, not only the best-case scenario.
Build the Decision Team
Before deciding, speak with a real estate professional, lender, insurance provider, property manager, and qualified tax professional. I can help you estimate market value, probable rent, selling costs, and local demand so you can make a more complete comparison.
