Is a Fixer Upper a Smart Buy in Today’s Market

October 22, 2026•1 min read

October is a month for clear decisions—not assumptions. The strongest real estate choices connect today’s needs with tomorrow’s financial and lifestyle goals.

A Fixer Upper Needs a Margin

A property that needs work can provide customization or investment potential, but the discount must be large enough to cover repairs, financing, holding costs, and surprises. A lower list price alone does not make it a value.

Separate Cosmetic Work From Major Risk

Paint, flooring, fixtures, and landscaping are easier to estimate than foundation, drainage, roof, plumbing, electrical, or structural work. A professional inspection and qualified contractor review can help define the scope before the option period ends.

Confirm How the Work Will Be Funded

Some buyers can pay for improvements after closing, while others may need renovation financing. Discuss loan requirements and property-condition limitations with your lender early. A great renovation plan does not help if the financing cannot support the property in its present condition.

Check the Finished Value

Estimate what the home could reasonably be worth after renovation using truly comparable properties. Avoid assuming that every dollar spent adds a dollar of value. Over-improving for the street or choosing highly personal finishes can limit the return.

Create a Go or No Go Number

Before offering, calculate the purchase price, repairs, contingency reserve, carrying costs, and projected finished value. I can help you analyze comparable sales and negotiate the contract while you rely on licensed inspectors, contractors, and your lender for specialized guidance.
